What does a seawall inspection include? +

Above-water and below-waterline conditions are documented with photographs. How often should a seawall be inspected? +

Every 3 to 5 years under normal conditions in South Florida. Walls older than 40 years, walls in deeper canals, and walls that have been through a named storm should be inspected every 2 to 3 years. Annual visual checks by the owner — looking for new cracks, soil loss, staining, or movement — are a good habit between engineer inspections, because saltwater deterioration accelerates once it starts.

Do I need a seawall inspection when buying a waterfront home? +

Yes. The seawall is often the most expensive single component of a waterfront property — full replacement can exceed $150,000 on a typical 100-foot lot — and standard home inspections do not evaluate it structurally. Yes. How much does seawall repair cost in South Florida? +

Repair work — unlike inspections — is typically priced by scope and length. Moderate repairs such as crack injection, joint resealing, and localized concrete restoration generally run $100–$250 per linear foot in South Florida. Full panel replacement or new tie-back systems can reach $400–$600 per linear foot. Should I repair or replace my seawall? +

It depends on which components are failing. Cap spalling, joint separation, clogged weep holes, and isolated cracks are usually repairable at a fraction of replacement cost. A wall that is leaning or bowing, has widespread panel deterioration, or has failed tie-backs or piles is usually a replacement candidate — partial fixes on a structurally compromised wall rarely last. What types of seawalls are common in South Florida? +

Two structural families dominate. Pile-supported walls use king piles and batter piles to carry loads, common on older Miami-Dade canals. Cast-in-place or panel bulkheads have no piles and rely on buried tie-back anchors to resist soil pressure. Materials include reinforced concrete (most common), vinyl sheet pile, and steel sheet pile. The wall type determines the correct repair approach — which is why identification is part of every Souffront inspection.

Do I need a permit to repair a seawall in Florida? +

Yes — structural seawall work requires permits in every South Florida jurisdiction. Typically that means a municipal building permit plus, in Miami-Dade County, a DERM Class I permit for work in tidal waters. Work affecting navigable waters can also involve the Florida Department of Environmental Protection or the U.S. Army Corps of Engineers.
