Your board owns the wall. It needs the facts.

A failing community seawall is a liability and a budget problem long before it is a visible one.

Associations inherit seawalls that were built decades ago and rarely documented. A board that cannot say what condition the wall is in cannot budget for it, cannot answer an insurer, and cannot defend a deferred-maintenance decision to its owners. Failures that start below the waterline — toe scour, corroded tiebacks, open joints — surface as sinkholes, settled roadways, or a collapsed section, and the emergency repair costs far more than the planned one.

Property managers need a document, not a verbal opinion: a sealed report that states the condition of each wall segment, ranks what has to happen now, next, and later, and puts defensible numbers behind each item.

A Souffront association inspection documents the cap, panels, joints, tiebacks, and below-water toe along the full length of the community's wall, in a report signed and sealed by a Florida-licensed structural engineer. The report is written for a board packet: findings in plain language, photographs, and a prioritized repair scope with budget ranges.

And because Souffront is both an engineering firm and a licensed marine contractor, the board gets one accountable firm for the inspection, the engineering, the permitting, and the repair — or can take the report to any contractor it chooses.

One firm from report to repair — or take the report anywhere.

The inspection stands on its own. You are never obligated to hire us for the work.

When the report finds deficiencies, the engineer of record designs the repair scope and Souffront can bid and build it under one contract: cap reconstruction, panel stabilization, tieback replacement, grout-injection backfill, toe-scour remediation, or full replacement. Large associations can phase the work across budget cycles under a master agreement while keeping the same engineer of record.

Some boards prefer to bid the work competitively. The sealed report and repair scope are written to be handed to any licensed contractor, and we say so. We disclose that Souffront may bid on repairs identified in our reports, in line with Florida's disclosure requirements for inspection firms.

Frequently asked questions

Is an HOA responsible for the community seawall? +

In most waterfront communities the seawall is common property, which makes the association responsible for maintaining it. Your governing documents and the Florida statutes that apply to your association (Chapter 720 for homeowner associations, Chapter 718 for condominiums) set the details, and your association attorney can confirm them. An engineer's condition report is the foundation for any maintenance and budget decision.

How much does an HOA seawall inspection cost? +

A fixed fee, quoted before we mobilize — never hourly and never priced by the linear foot. The fee depends on the length of wall, access, and whether the scope calls for an underwater dive. Multi-wall and multi-property associations get locked master-agreement rates. Call 877-420-7220 with the community name and approximate wall length.

What will the board receive? +

A signed and sealed engineer report with findings by wall segment, photographs, a prioritized repair list (now, within 12 months, long term), and budget ranges for each item — written so it can go straight into a board packet or be handed to contractors for bids.

Are we obligated to hire Souffront for the repairs? +

No. The inspection stands on its own and the report can be given to any licensed contractor. Souffront discloses that it may bid on repairs identified in its reports. Many boards choose to have us build the work because the engineer who designed the scope stays on as engineer of record.

What exactly is in the board packet? +

A one-page summary of overall condition, a wall plan marked by segment, photographs for each finding, the ranked repair list with budget ranges, and the engineer's notes on what was and was not examined. Directors can vote from the summary, and the detail sits behind it for the attorney, insurer, or bidders.

Will our insurance carrier accept the report? +

Yes. Every Souffront report is signed and sealed by a Florida-licensed structural engineer and is routinely accepted by Florida property insurers, lenders, and building departments.

Can repairs be phased across several budget years? +

Yes. The prioritized repair list is built for it. Urgent structural items go first, and the rest can be scheduled across budget cycles under a master agreement, with the same engineer of record throughout.
