Sealed seawall plans for the contractor who is building the job

The permit office tells you to bring sealed plans, and you build walls, not drawings. Souffront prepares and seals the structural plan set for seawall and bulkhead projects across Florida as a stand-alone engineering engagement, so the contractor on the job can submit, get through plan review, and build.

The plans are sealed by a Florida-licensed structural engineer. Florida engineering licensure is statewide, so the seal is valid in any Florida city or county — what changes from one jurisdiction to the next is the submittal checklist, and that is where most sets lose time.

What the plan set contains

  • General notes and design criteria for the wall
  • Existing-conditions sheet keyed to the signed and sealed survey
  • Plan view with wall limits, stationing and elevations
  • Wall sections showing embedment, crown elevation and backfill
  • Details for cap, panels, piles, tie-backs, deadmen and weep drainage
  • Environmental and shoreline-protection notes sheet
  • Structural calculations for the engineer of record

Every sheet is sealed and signed by the engineer of record. The set is drawn to be submitted to the agency and built from in the field — see seawall design for how the wall itself is engineered.

Seawall drawings for permit, formatted to the jurisdiction

Every permitting authority has its own checklist: how many copies, whether the seal is wet on paper or a digital signature, what the survey has to show, whether a wall section is required, which environmental agencies review in parallel. We confirm the requirements of the jurisdiction before drawing and format the set to match, so a completeness review does not bounce on paperwork. Where the shoreline also needs state or federal authorization, our seawall permitting service carries the submittal.

How an engagement runs

1. You send the basics. A signed and sealed survey with elevations, site photos, the scope (new wall, replacement, repair, or raising), the wall type if one has been chosen, and any geotechnical data you already have.

2. We tell you what is missing. A survey without elevations or a scope without a retained height stalls a set; we say so on day one rather than draw around the gap.

3. You get a fixed-fee quote and a delivery date. Both are set before work starts, against a defined scope.

4. The sealed set is issued for submittal. Plan-review comments on the engineering are answered by the engineer of record.

Wall types we design

Pile-supported panel walls with king and batter piles or tie-backs, for deeper water and taller retained heights. Cast-in-place bulkheads with tie-backs, for shallower retained heights and tight sites where a pile rig does not fit. Sheet pile with a capping beam and anchorage, for long runs and set-back retaining walls. The choice is made from the survey and soil information, and the drawings state the reasoning.

Engineering and construction are separate engagements

Sealed-plan work is scoped and priced on its own. Souffront also builds seawalls — see seawall construction — and that is a separate engagement, priced separately.

Frequently asked questions

Do you seal plans for projects outside South Florida? +

Yes. Our structural engineers are licensed in Florida, which covers every Florida city and county. Most sets are prepared from your survey and photographs; if a site visit is needed, we say so in the quote.

What do you need from me to start? +

A signed and sealed survey with elevations, site photographs, the scope of work, the retained height, and the wall type if you have chosen one. Any geotechnical data, prior plans, or permit correspondence for the address helps. If something is missing we tell you before the clock starts.

Will a permit office accept a sealed set from an engineer in another part of the state? +

Plan reviewers check the drawings against their code and their submittal checklist. If your jurisdiction has a specific requirement — a particular seal format, a number of copies, a required sheet — tell us at the start and the set is built to it.

Do I need a geotechnical report? +

A current signed and sealed survey is effectively always required. Subsurface information is needed whenever embedment and anchorage cannot be responsibly assumed, which covers most new walls and most replacements. When a site needs geotechnical data, we say so rather than designing around the gap.

How long does a sealed set take? +

It depends on survey completeness and the complexity of the wall. We give you a delivery date in the quote, before any work starts.

Do you also seal dock plans? +

Seawall and bulkhead plan sets are the core of this service. Dock and pile-supported structure drawings are quoted case by case after we review the scope.

Who answers plan-review comments? +

The engineer of record who sealed the set answers comments on the engineering. Comments on the construction means and methods stay with the contractor.
