Seawall Repair in North Miami Beach.
Engineered seawall repair for North Miami Beach homes and associations on the Intracoastal Waterway side and along the canal and lake frontage inland. A Florida-licensed structural engineer designs the repair, and we build it.
Two kinds of water, two kinds of seawall trouble.
Tidal Intracoastal frontage on the east, drainage canals and lakes through the middle.
North Miami Beach has an unusual shoreline mix. The city's eastern edge fronts the Intracoastal Waterway, where Eastern Shores sits between the waterway and Maule Lake. Further west the Snake Creek Canal cuts through the city, and a series of smaller canals and lakes serve residential streets. Each setting stresses a wall differently.
On the Intracoastal side, tides and boat wakes do most of the damage. On inland canals the tidal range is smaller, but the walls are often older, more lightly built, and shared along a property line, so a failure at one lot can start a problem at the next.
Age is the common thread. Walls built several decades ago were often designed for lighter loads than today's pools, patios, and vehicles place on them, and the materials used then were less protected against chloride attack. The result is steel that corrodes from the inside out, with cracking appearing only after section loss has already occurred.
Cost control comes from scoping the repair to the actual failure. A wall that needs its joints and cap restored should not be priced as a rebuild, and a wall with failed anchors should not be sold as a cosmetic fix. The sealed assessment sets the boundary, and the fixed fee follows it.
A repair should start with the failure mechanism. Is soil leaving through joints? Have tiebacks corroded? Is the cap tilting because the toe is scouring? The answers decide whether the fix is a joint repair, an anchor replacement, or a partial rebuild. Our engineer answers them in writing before any price is set.
Permitting goes through the municipal building department, with county environmental review when the work is at or below mean high water. Souffront prepares the permit package and manages it, then builds the repair under the same engineer of record.
What a North Miami Beach seawall repair includes.
Defined scope, fixed fee, and no open-ended hourly work.
- Engineer assessment of wall, anchors, and bank condition
- Sealed repair design and permit drawings
- Cap repair, replacement, or encasement
- Panel replacement or reinforcement
- Tieback and deadman replacement
- Joint sealing and filter-fabric replacement
- Slope and yard restoration behind the wall
- Coordination with adjacent owners on shared wall lines
- Permitting and agency coordination
- Inspection sign-offs and closeout documentation
Shared walls need shared decisions.
On narrow canal lots, the neighbor's wall is often the same wall.
Where a seawall runs continuously across several lots, repairing one section can change loads on the next. The engineer reviews the full run, not just the lot lines on your deed, and tells you where the repair has to tie into existing structure to hold.
We help owners organize multi-lot repairs, with one engineered design and a separate fixed-fee line for each parcel, so a project does not stall because one neighbor wants to wait. For lots where the wall is too far gone, we also build full replacement walls.

Frequently asked questions
It depends on the failure, the footage, and access. Souffront prices repairs as a fixed-fee, line-itemed proposal after the engineer assesses the wall. Call 877-420-7220 with the property address.
Often yes. Structural repair needs a building permit, and work at or below the mean high-water line adds environmental review. The engineer confirms which agencies apply to your specific waterway.
Yes. We design the repair as one engineered system and price each parcel separately, so each owner has a defined share and a clear boundary of responsibility.
Soil is probably leaving through open joints or failed drainage. That can happen behind a wall that appears intact from the front. An inspection will find where the fill is going.
The engineer decides based on tieback condition, panel movement, and corrosion. Isolated problems are usually repairable; systemic ones usually are not, and the sealed report explains the reasoning.
Keep people and vehicles off the area, mark it, and call us with the address. Do not backfill it with loose fill alone, since the soil path is still open. The engineer can advise on safe interim steps while the repair is designed.
