Seawall Inspection in Miami.
Engineer-sealed seawall inspection for Miami waterfront homes, condominiums, and commercial property — above water and below. Fixed fee, quoted before we mobilize, and a report your insurer, buyer, or city will accept.
You cannot judge a Miami seawall from the lawn.
The failures that matter are below the waterline and behind the wall.
A Miami seawall can look fine from the yard and be close to failure. The damage that matters happens where you cannot see it: toe scour at the base of the panels, tiebacks corroding inside the backfill, joints that have opened below the waterline, and voids where soil has washed out.
Visual walk-bys and a glance at the cap miss all of that. A proper inspection measures the wall, probes the cap and panels, checks the drainage, screens the ground behind the wall for voids, and sends a diver below the waterline when the indicators call for it.
Miami has a mix of wall settings that each fail differently. Walls along the Miami River sit in a working, tidally flushed channel with boat traffic and prop wash. Bay-front walls in Coconut Grove, Brickell, and the Biscayne Bay neighborhoods see open-water waves. Inner canal walls see the quietest water but often the oldest construction.
A Souffront seawall inspection in Miami documents the true structural condition of the wall in a report signed and sealed by a Florida-licensed structural engineer. It is what a buyer, insurer, lender, HOA board, or the City will accept.
Because Souffront is also a licensed marine contractor, the inspection is the start of the fix, not a referral: inspection, engineering, permitting, and seawall repair under one roof.

When an inspection is the right first step.
The report earns its fee in the situations where someone else needs proof.
Buying or selling waterfront property, renewing or applying for insurance, answering a notice from the county or city, getting a lender or association board comfortable, or simply finding out what the wall needs before it fails: in each case a sealed report replaces guesswork with a document everyone accepts.
What the report looks like in practice: findings listed wall segment by wall segment, each with a condition rating and a photograph, followed by a short list of repairs in priority order. A buyer can use it in negotiation, and a contractor can price from it without a second site visit.
Inspections are a fixed fee, never free and never priced by the linear foot. The fee depends on the length and type of wall, access, and whether a dive is needed. Call 877-420-7220 with the address and we will quote it on the phone.
Miami cities and the county each have their own rules for walls, including cap-elevation standards that have been changing. The report records the measured elevation so the owner can see how the wall compares today, not only whether it is sound.

Frequently asked questions
Souffront seawall inspections are a fixed fee, quoted before we mobilize. They are not hourly and not priced by the linear foot. The fee depends on the wall length and type, access, and whether the scope calls for an underwater dive. Call 877-420-7220 with the property address.
Not always. The above-water inspection determines whether a dive is necessary. We call for one when indicators suggest toe scour, undermining, panel separation, or tieback failure below the waterline, or when a sale, loan, or insurance requirement demands full documentation.
Yes. Every Souffront report is signed and sealed by a Florida-licensed structural engineer and is routinely accepted by Florida property insurers, real-estate transaction parties, association boards, and building departments.
The method is the same but the emphasis changes. On the river we look hard for prop-wash scour and impact damage at the toe and cap. On a canal the focus is more often old tieback corrosion and open joints, because the water is calmer and the walls are older.
Field work for a typical residential wall is a few hours on site, and the sealed report follows within the same business week. Larger association and commercial walls take longer.
Yes. Souffront is both the engineering firm and the licensed marine contractor, so the engineer who inspected the wall designs the repair and stays engineer of record. You can also take the sealed report to any contractor.
