Seawall Repair in Miami.
Engineered seawall repair for Miami waterfront homes, condominiums, and commercial property. A Florida-licensed structural engineer diagnoses the failure first, designs the repair, and our own crews build it — one firm, one contract, one engineer of record.
A Miami seawall rarely fails where you can see it.
Salt water, tidal cycling, and Biscayne Bay limestone make Miami one of the hardest places in the country to keep a wall standing.
Most Miami seawalls fail from the soil side or below the waterline. Tiebacks corrode inside the backfill. Joints between panels open and let fill wash out into the bay or canal. Toe scour undermines the base of the wall. The first visible symptom is usually a sinkhole in the lawn, a settling pool deck, or a cap that has begun to crack and lean — by which point the damage has often been progressing for years.
The setting changes the failure. On the Miami River, prop wash and vessel impact scour the toe and chip caps. Along Biscayne Bay in Coconut Grove, Brickell, and Edgewater, waves and king-tide overtopping drive water through the joints. On interior canals the water is calmer, but the walls are often the oldest, and corroded anchors are the usual culprit.
Rust stains bleeding through the concrete mean the reinforcing steel is corroding and expanding, which spalls the cover and accelerates the damage. Panels leaning toward the water mean the tieback system is no longer holding the load. Neither condition repairs itself, and both get more expensive every season.
A seawall repair in Miami is a permitted structural project, not a patch job. Inside the City of Miami the building department reviews the structure, and the City has been setting seawall elevation standards of its own, so the cap height is checked early. Anything at or below the mean high-water line also needs Miami-Dade DERM clearance, and no office accepts a repair design that lacks an engineer's seal.
Souffront handles that whole path. The same engineer who inspects the wall designs the repair, we handle permitting, and our in-house crews build it. If the wall is beyond economical repair, we scope a full replacement instead and tell you why.
What a Miami seawall repair includes.
Engineered repair scope, priced line by line and fixed before we mobilize. No hourly billing and no change-order surprises.
- Engineer assessment of the existing wall and failure mode
- Sealed repair design and permit drawings
- Cap repair or full cap reconstruction
- Panel stabilization, replacement, or reinforcement
- Tieback and deadman replacement
- Joint sealing and grout-injection soil stabilization
- Toe-scour and undermining remediation
- Permitting through DERM and the building department
- Inspection sign-offs and closeout documentation
Repair when the wall can be saved. Replace when it can't.
Most seawall contractors sell the repair they are set up to build. Souffront decides on the engineering.
Repair is usually the right call when damage is local: a cracked cap section, a few failed panels, corroded tiebacks, or open joints that can be sealed and the voids behind them filled. It costs a fraction of replacement and keeps the existing wall in service.
Replacement becomes the better spend when failure is progressive along most of the wall, the tieback system is broadly compromised, or the cost of staged repairs approaches the cost of a new wall. The engineer's sealed report tells you which side of that line your wall is on — see seawall repair for the full process.
Whichever way it goes, a repair that leaves the old anchors in place is only as strong as the oldest anchor. We test or expose a sample of tiebacks before committing to a repair-only scope, so the proposal does not rest on an assumption about steel nobody has seen.

Frequently asked questions
Three things set the number: what failed, how much wall is affected, and how a crew and barge can get to it. After the engineer assesses the wall we issue a single fixed-fee proposal with every line itemed, so the total is known before any equipment moves. Call 877-420-7220 with the property address to start.
Almost always, and the exact path depends on whether the parcel is in the City of Miami or another municipality. A building permit is the baseline. Miami-Dade DERM clearance is added for work at or below the mean high-water line, and Florida DEP and the Army Corps of Engineers join where navigable water is involved. We prepare and track all of it.
Look for a cracked or spalling cap, rust stains running down the face, sinkholes or low spots in the yard, panels tilting toward the water, a pool deck or patio that is sinking, and weep holes that no longer pass water. One of these justifies an engineering inspection. Two or more together justify one quickly.
That is an engineering question, not a sales one. Local damage can usually be repaired for a fraction of replacement cost. Widespread tieback failure, progressive panel failure, or a cap below the current required elevation points toward replacement. Our engineer's report states which applies and why.
Both, in one firm. A Florida-licensed structural engineer designs and seals the repair and stays engineer of record, and Souffront's own licensed marine contractor crews build it. No handoff between an engineer and a builder who have never spoken.
Yes. River walls need attention to prop-wash scour and vessel impact, and work must be sequenced around commercial traffic. Bay walls need design for wave action and overtopping. The engineer sets the design loads for the actual exposure.
Yes. We regularly work with owners who have received a notice from the county or city. The engineer documents the wall's condition, designs the corrective scope, and handles permitting so the violation can be closed out.
