Seawall Repair in North Miami.
Engineered seawall repair for North Miami and North Miami Beach waterfront homes and associations — on Biscayne Bay, the Oleta River, and the canal systems. A licensed structural engineer designs the repair and our crews build it.
North Miami canal seawalls fail quietly, from behind.
Older canal-front lots, shallow bay frontage, and walls that have not been looked at in decades.
Much of North Miami's waterfront was developed in the mid-twentieth century. The canals and bay-front lots have seawalls from that era, many with the original tieback systems still in the ground. Corrosion in a tieback does not announce itself. The wall keeps standing until a storm, a king tide, or a heavy load lets it move.
The visible warning signs are a sinkhole in the yard, a pool deck that has started to settle, a cap that has cracked and shifted, or panels that lean toward the canal. By the time those appear, soil has usually been leaving through open joints for years.
Canal-front neighborhoods such as Keystone Point have narrow lots and docks tied directly into the wall, so a repair here has to account for moored boats, davit and piling attachments, and neighbors who share the same canal edge.
Anyone repairing a wall in North Miami should expect a permitted structural job. Work at or below the mean high-water line goes through Miami-Dade DERM as well as the municipal building department, and the repair needs a design sealed by a Florida-licensed engineer.
Our engineer who inspects the wall designs the repair, we manage permitting, and our in-house crews build it. If the wall is beyond economical repair, we say so and scope a replacement.
What a North Miami seawall repair includes.
A line-itemed scope, fixed before we mobilize. No hourly billing, no change-order surprises.
- Engineer assessment of the wall and failure mode
- Design sealed by our engineer and submitted for permit
- Cap repair or reconstruction
- Panel stabilization, replacement, or reinforcement
- New anchors and deadmen where tiebacks have corroded
- Joint sealing and grout-injection soil stabilization
- Erosion control and bank restoration behind the wall
- Dock and piling tie-ins reconnected to the repaired wall
- Agency review managed through DERM and the city
- Closeout package with inspection approvals
Start with the inspection. Then decide what to repair.
Most North Miami owners do not know what is actually wrong with their wall. The report settles that first.
If you have visible damage, a code notice, or you are buying or selling a waterfront property, an engineer-sealed seawall inspection documents the true condition above and below the waterline. It is the document a buyer, insurer, lender, or the City will accept.
On a canal wall the report separates what is structural from what is cosmetic. A cracked cap with sound panels and anchors is a small job. Panels that have rotated at the top while the cap looks intact point to anchor failure, and that changes the entire scope and budget.
If the inspection finds deficiencies, the same engineer scopes the repair and Souffront builds it — or you can take the sealed scope to any licensed contractor. Either way you are choosing a repair based on engineering, not on a salesperson's opinion.
Owners with a notice from the city or county usually need the corrective scope and a permit application in the same package, so we prepare both at once and keep the response inside the notice deadline.

Frequently asked questions
Cost follows the failure mode, the footage affected, how a crew and equipment can reach the wall, and whether the work goes below the waterline. The engineer assesses the wall first, then we issue a fixed-fee proposal itemized by phase. Call 877-420-7220 with the property address.
Almost always. A building permit covers the structure, and work at or below the mean high-water line adds environmental clearance through Miami-Dade DERM, with state and federal agencies involved where navigable water is touched. We prepare and manage each submittal.
Often yes, but it depends on how the dock is attached. Where dock framing or pilings bear on the wall or its cap, the engineer designs temporary support or reconnects the dock after the repair, and the permit drawings show how.
That is an engineering question. Local damage can usually be repaired for a fraction of replacement cost. Widespread tieback failure or progressive panel failure points toward replacement. The engineer's sealed report says which applies and why.
Yes. We regularly work with owners who have received a notice from the county or city. The engineer documents the condition, designs the corrective scope, and handles permitting so the violation can be closed out.
Yes. We repair single-family, condominium, and association seawalls, and can phase larger projects across budget cycles with one engineer of record.
