Seawall Repair in Miami Beach.

Engineered seawall repair for Miami Beach waterfront homes, island properties, and condominiums. A Florida-licensed structural engineer diagnoses the failure, designs and permits the repair, and our own crews build it — one firm, one contract.

Miami Beach seawalls take the hardest tidal punishment in the county.

A barrier island with water on both sides, flooding on sunny days, and some of the most valuable waterfront in Florida.

Miami Beach seawalls sit in a tidal environment that is unusually aggressive. King tides push water over and around walls that were built decades ago to a much lower design elevation, and the same water drains back through joints and weep holes carrying fine soil with it. Over years that washout hollows out the ground behind the wall.

The island properties along Indian Creek, the Venetian Islands, the Sunset Islands, and the Biscayne Bay and Intracoastal frontage share one failure pattern: corroding tiebacks, open panel joints, spalling caps, and settlement in pool decks and patios behind the wall. Lots with a canal on one side and a street on the other, as on the Collins Canal, add a second problem, because street-side flooding and wall-side overtopping meet at the same low point.

Miami Beach is also an active seawall jurisdiction. In January 2021 the City Commission adopted resiliency standards that require new seawalls to reach 5.7 feet NAVD, or 4 feet NAVD where the wall is designed to be raised to 5.7 feet later, and the ordinance puts maintenance duties and penalties on owners of failing private walls. Repair and replacement work is reviewed against those standards, alongside Miami-Dade DERM review for work at or below the mean high-water line. Confirm the current requirement for your parcel early, because it drives whether a repair is enough or the wall needs to be raised.

Souffront engineers the repair against the current requirements and handles the permitting. If raising or replacing the wall is the better answer, we scope that through seawall construction and explain why.

What a Miami Beach seawall repair includes.

Engineered scope, line-itemed and fixed-fee before we mobilize.

  • Engineer assessment of the wall and the soil behind it
  • Survey check of cap elevation against the City standard
  • Engineer-sealed drawings prepared for City and DERM review
  • Cap repair, raising, or reconstruction
  • Panel stabilization and joint sealing
  • Tieback and deadman replacement
  • Grout-injection backfill of voids behind the wall
  • Drainage and weep-hole restoration so the wall relieves water pressure
  • Permitting through the City of Miami Beach and DERM
  • Final inspections and a closeout file for the property record

Repair it, raise it, or replace it — decided by the engineering.

On Miami Beach the elevation question often decides the scope before the repair question does.

A wall that is structurally sound but below the required cap elevation may need a cap raise rather than a repair. A wall with failed tiebacks and leaning panels may be past economical repair. Our engineer's sealed report states which applies, with the reasoning, so you are not buying a repair that a permit reviewer will not accept.

The decision usually turns on three measurements: how far the cap sits below the target elevation, how much steel section remains in the tiebacks, and how much of the backfill has already left the lot. A cap raise on a sound wall is a modest project. The same raise on a wall with corroded anchors only loads a failing system harder, which is why the anchors are checked first.

Work on island and barrier-island lots also has to be planned around tight access, neighbors, and tidal schedules. Souffront phases the work to keep the property usable and coordinates with the City, so the permit and the construction schedule do not fight each other. See our seawall repair process for the full sequence.

Condominium and multi-lot owners can ask for the engineering to be done once and the construction phased across seasons, with the same engineer of record on every phase.

Frequently asked questions

How much does seawall repair cost in Miami Beach? +

The price moves with the failure type, the footage affected, boat or equipment access, and whether the cap also has to be raised to meet the City standard. After the engineer assesses the wall we issue a fixed-fee proposal with each phase itemized. Call 877-420-7220 with the property address to start.

Does Miami Beach require a seawall to be raised? +

The City adopted resiliency standards in January 2021 that set a minimum elevation of 5.7 feet NAVD for new seawalls, or 4 feet NAVD if the wall is designed so it can be raised later. Repair or replacement work is reviewed against the current requirement, so our engineer checks your cap elevation first and tells you whether a repair, a raise, or a replacement is the right scope.

Do I need a permit to repair a seawall on Miami Beach? +

In nearly every case. The City building permit covers the structure, and work at or below the mean high-water line also needs Miami-Dade DERM clearance, with Florida DEP and the Army Corps of Engineers involved where the work touches navigable water. We prepare and manage those submittals so the owner does not have to deal with each agency separately.

What are the signs my Miami Beach seawall is failing? +

Cracks or spalling in the cap, rust staining from corroded rebar, soil loss or sinkholes behind the wall, panels leaning toward the water, a settling pool deck or patio, and water that stands behind the wall after a king tide. Any one warrants an engineering inspection.

Why does my lot flood when the tide is high even though the wall looks intact? +

Tidal water can come up through the storm drain system and over a cap that sits below the surrounding grade, so a wall can look sound and still let water onto the lot. The engineer compares the cap elevation to the current standard and checks whether the drainage behind the wall is working, then recommends a raise, a repair, or both.

Who does the work, an engineer or a contractor? +

Both, in one firm. A Florida-licensed structural engineer designs and seals the repair and stays engineer of record, and Souffront's own licensed marine contractor crews build it.
