Structural Inspection in Miami.
A Florida-licensed structural engineer inspects the structure of your pool and your seawall in Miami, and puts the answer in a sealed report. For waterfront houses, condominium pool decks, and commercial sites on Biscayne Bay and the Miami River.
A structural inspection answers one question: is it sound?
For a waterfront pool, the answer depends on the pool, the ground, and the wall holding the ground back.
Miami has shoreline on Biscayne Bay and along the Miami River, and a great many pools and decks sit within a short distance of tidal water. Salt air and chloride in the groundwater work on embedded steel, so reinforcing bars rust, expand, and crack the concrete around them. That happens faster at the waterfront than inland, and the early signs are easy to overlook.
A pool is a concrete shell in the ground. When groundwater is high, it pushes up on the shell, and in a tidal area the water table moves. Coping that has lifted, a deck that has separated from the pool wall, or a crack that runs around the shell at a consistent height are the kinds of marks an engineer reads for evidence of pressure or movement.
The seawall matters because it holds the lot together. When soil washes out through joints or under the toe, the yard behind it settles, and a pool deck, a patio, or a shell sitting on that soil moves with it. Treating the pool crack without looking at the wall can mean fixing the symptom while the cause continues.
A Souffront structural inspection is performed and sealed by a Florida-licensed structural engineer. We examine the pool structure, the deck, and the waterfront wall, document what we find with photographs and measurements, and state plainly what condition each element is in and how urgent any repair is.
Seawalls are our core discipline, and we also assess concrete and the structures around them. See our seawall inspections and structural engineer services. This is a structural engineering service: not a home inspection, and not a pool equipment or water-quality check.
What a Miami structural inspection includes.
Scope is set by the property and the question you need answered, and quoted as a fixed fee in advance.

An engineer, not a salesman.
The person who writes the opinion has no incentive to inflate it.
Souffront is both an engineering firm and a licensed contractor, and we say so openly. The report stands on its own and can be given to any contractor for bids. If you want us to do the work, the engineer who inspected designs the repair and stays on as engineer of record.
The owners who call us in Miami are typically buying or selling a waterfront house, answering an insurer or lender, noticing a crack or settlement near the pool, or managing a condominium or commercial property with a shared wall and amenity deck. For each, the question is how much capacity is left and what has to be done.
We disclose that Souffront may bid on repairs identified in our reports, in line with Florida's disclosure requirements for inspection firms.
A sealed report has a defined scope. It describes what the engineer examined, how, and what was observed on the day. Where a condition is concealed, such as corrosion inside a deck slab, the report says so and recommends the targeted investigation that would settle it. Seawall work on Biscayne Bay or the Miami River can involve state environmental permitting, which we handle as part of seawall permitting.

The structure: shell, coping, deck, and the ground and walls that support them. We are not checking pumps, heaters, filters, or water chemistry, and this is not pool cleaning or service.
No. It is a structural engineering inspection of pools and seawalls. It is not a home inspection or a general building inspection.
Because soil loss at the wall is a common cause of settled decks and cracked pool edges. Looking at both lets the engineer tell a pool problem from a wall problem.
It can. Groundwater near the bay and river rises and falls, and an emptied or lightly loaded pool can be pushed upward. We look for the marks that leave.
Yes. It is signed and sealed by a Florida-licensed structural engineer, so building departments, insurers, lenders, and parties to a sale can rely on it.
Yes. Souffront is a licensed contractor as well, and the engineer who inspected designs the repair. The sealed report can also go to any other contractor.
