Seawall Inspection in North Miami.
Engineer-sealed seawall inspections for North Miami waterfront homes, associations, and buyers, on Biscayne Bay and the canals that feed it. A Florida-licensed structural engineer documents the wall and delivers a report you can act on.
Bay-front and canal walls need different questions asked of them.
North Miami combines open Biscayne Bay frontage with older canal-front streets.
North Miami lies along the western shore of Biscayne Bay, and its waterfront runs from open bay exposure to narrow residential canals. A bay-front wall has to resist wave action and tidal scour. A canal wall is more often an older, lighter structure with its own drainage quirks. An inspection that treats them the same misses the point.
Our engineer starts by identifying what kind of wall it is and how it was likely built, then looks for the failure patterns that go with that type: toe scour on exposed walls, corroded ties on older ones, and cap movement on both.
The age of the neighborhood matters as well. Parts of North Miami were developed long before current seawall design standards, and walls from that period may have been built with materials and details that today would not be accepted. An inspection does not judge a wall against modern standards for its own sake; it identifies whether the wall is still doing its job.
Where an engineer's report is needed for a lender, an insurer, or a code matter, the sealed format is the point. A Florida-licensed engineer takes professional responsibility for the findings, which is something an informal contractor opinion does not provide.
The result is a sealed report with a condition rating and ranked recommendations. We quote the inspection as a fixed fee before mobilizing, and the number does not move with the findings or the length of wall.
If you already know there is a problem, this is the step that turns an impression into a scope. If you do not, it is the cheapest way to find out. Our seawall inspection page explains the method, and the sealed report page shows what you receive.
What a North Miami inspection looks at.
Findings are located, photographed, and rated, not described in general terms.
- Identification of wall type and approximate construction
- Cap cracking, displacement, and exposed reinforcement
- Panel condition, lean, and joint openings
- Toe scour and waterline condition where visible
- Settlement, sinkholes, and soft ground behind the wall
- Drainage outfalls and weep holes
- Shoreline vegetation and mangrove interactions
- Photographs keyed to a location plan
- Condition rating and ranked recommendations

If it needs work, the repair page is already built.
North Miami owners often want to see the repair path before they commission the inspection.
Our seawall repair in North Miami page explains how the same engineer designs the fix, how permitting works, and what a repair scope usually includes. The inspection feeds directly into it, so nothing is repeated at your expense.
Associations that hold several wall runs, or manage more than one property, can use the HOA seawall inspection program for a single report format across sites. For a broader review of the buildings and not only the walls, see structural inspection in Miami.

Frequently asked questions
It is a fixed fee quoted before we mobilize. It is not hourly and not per linear foot. Call 877-420-7220 with the property address and we will quote it.
It can. Roots can stabilize a bank, but they can also push on a wall or hide damage. The engineer notes the interaction and, if permits are needed for any work near them, says so in the report.
Yes. A sealed report documents the actual condition and gives the engineer a basis for a corrective scope. Bring the notice to the booking call so we can address its wording.
A report records condition on the date of the visit. Walls change slowly but steadily, and a lender or insurer may set its own age limit. We note the inspection date prominently so the reader can judge.
We schedule the visit around tide when we can, to see as much of the wall as practical. The report states what was visible and what was inferred.
An inspection is independent engineering documentation. A repair estimate is a price for work. We keep them separate so you can read the findings without a sales motive attached, and then decide who, if anyone, should do the work.
